New Build Homes in Scotland
Scotland offers some of the most competitive new-build home prices in the UK. However, the average price of a new build has now overtaken that of existing homes.
Let’s look at what’s behind the rise in prices—and where you can find developments across Scotland.
Between Feb 2024 and Jan 2025, average new build prices rose from £281,508 to £335,447 (up 19.2%). In contrast, existing homes saw a 5.2% rise—up £8,640 to £174,028.
The number of new build starts has fallen by 12.1% year-on-year, while demand remains high. Buyers are drawn to energy efficiency, modern designs, and great locations.
