Scotland offers some of the most competitive new-build home prices in the UK. However, the average price of a new build has now overtaken that of existing homes.

New Build Price Growth

Between Feb 2024 and Jan 2025, average new build prices rose from £281,508 to £335,447 (up 19.2%). In contrast, existing homes saw a 5.2% rise—up £8,640 to £174,028.

  • Glasgow: +20.4% (Existing: +5.9%)
  • Edinburgh: +19.4% (Existing: +5.1%)
  • Dundee: +15.3% (Existing: +1.5%)
  • Aberdeen: +13.0% (Existing: +0.2%)

Why Are Prices Rising?

The number of new build starts has fallen by 12.1% year-on-year, while demand remains high. Buyers are drawn to energy efficiency, modern designs, and great locations.
