Buying a new build? Discover the 10 key questions you should ask your housebuilder before committing.

But what exactly do you need to know? And which questions should you be asking?
Here are 10 key questions we recommend asking your housebuilder from the very beginning.

1. What other homes have you built in the area?
Your housebuilder may be a well-known national brand or a smaller local developer. In either case, ask for details of other developments they’ve completed nearby. Visiting these sites will give you a clear idea of the quality and style of their work.

2. How many properties have been sold on this development?
Regardless of the development’s stage, it’s important to understand how many properties have already been sold. If construction is ongoing, ask how many have been purchased off-plan.
This will help you gauge demand and identify any potential concerns. It’s also worth asking who is buying—owner-occupiers such as families and professionals, or investors planning to rent out the properties. Understanding your future community is key.

3. What will be included with my new build?
If you are purchasing off-plan, you won’t see the finished property, and will likely rely on a show home for reference.
Ask for a detailed list of everything included, such as flooring, landscaping, white goods, EV chargers, or solar panels.
Agreeing on this upfront helps avoid misunderstandings later and allows you to budget for any additional costs.

4. Will my new home come with a warranty, and what does it cover?
Over 80% of new homes in the UK come with a National House Building Council (NHBC) Buildmark Warranty. Other providers include LABC, Checkmate, and Buildsafe.
These warranties typically last 10 years, with the first two years covering defects and the remaining period covering structural issues.
Be aware that warranties operate like insurance policies, meaning you may need to pay an excess when making a claim.
They usually do not cover wear and tear, weather damage, or poor maintenance.
Always confirm exactly what is included and clarify the developer’s responsibilities regarding snagging.

5. Are there any restrictive covenants on the property?
Larger developments often include restrictive covenants to maintain a consistent appearance.
These may limit your ability to extend the property or make certain external changes.
Understanding these restrictions early can help avoid future disappointment.

6. How long will it take to complete the build?
If you are buying off-plan, ask for an estimated build timeline and a ‘long stop’ completion date—the latest agreed date for completion.
If this date is missed, you may be entitled to compensation, and your mortgage lender will likely require this clause.
Also, ask how often you’ll receive progress updates and whether site visits will be possible.

7. Is there a management company for the development?
Many new developments have management companies responsible for communal areas.
Ask who they are, what services they provide, and how to contact them, so you know who to approach after moving in.

8. Will there be any service charges?
If a management company is in place, service charges are likely.
These typically cover maintenance of shared spaces such as gardens, play areas, or communal facilities.
Request a full breakdown of costs, how they are calculated, and how often they may increase.

9. Are there any offers or incentives available?
It’s always worth asking about potential deals. Developers may offer incentives such as upgrades, Stamp Duty contributions, or deposit support—especially for off-plan purchases.
If you’re selling an existing property, check whether part-exchange schemes are available.

10. Can I use my own solicitor for conveyancing?
Developers may recommend their own solicitors to speed up the process, but this can come at an additional cost.
You are free to choose your own conveyancer, and it’s often advisable to select one experienced in new-build purchases to ensure your interests are fully protected.
