New Homes Place Limited (“New Homes Place”, “newhomes.place”, “we”, “our” or “us”) is committed to protecting your privacy and personal information.

New Homes Place Limited is the Data Controller responsible for the personal information we collect and use.

This Privacy Policy explains what personal information we collect, where we obtain it from, how and why we use it, who we may share it with, how long we keep it and the rights and choices you have regarding your information.

Where we obtain your information

We primarily obtain personal information directly from you when you register with New Homes Place, complete a form on our website or one of our social media sign-up forms, subscribe to receive information, make an enquiry, enter a competition, promotion or survey, or communicate with us by email, through our website or through social media.

Personal information we collect

The information we collect may include:

We may also collect information about how you interact with our website and our marketing communications.

How we use your personal information

We may use your personal information to:

Email marketing

If you have registered to receive information from New Homes Place, we may send you emails about new homes, developments, offers, events and other information relevant to your property search and preferences.

Our email campaigns are managed using Mailchimp.

Mailchimp automatically manages unsubscribes and hard-bounced email addresses. It also monitors repeated soft bounces and may clean addresses which continue to be undeliverable, preventing them from being included in future marketing sends.

Every marketing email we send includes an unsubscribe option.

You can unsubscribe from our email marketing at any time by using the unsubscribe link contained within our emails or by contacting us at newhomes@newhomes.place.

Profiling and audience selection

We use information you provide about your property requirements, such as your preferred location, budget, number of bedrooms, buyer type and other property preferences, to help select properties, developments and marketing campaigns which may be relevant to you.

This may involve segmenting or automatically filtering our database according to the preferences and requirements you have provided.

We use this information to make our property marketing more relevant and to avoid, where possible, sending or displaying campaigns which are unlikely to match your stated requirements.

We do not use this profiling to make decisions which produce legal effects or similarly significant effects on you.

Social media advertising and audience matching

We use social media platforms, including Meta platforms such as Facebook and Instagram, to help us advertise new homes and developments to people who may be interested in them.

Where you have been selected to receive a New Homes Place email campaign based on information you have provided to us, such as your preferred location, budget, buyer type or property requirements, we may also securely provide your email address to a social media platform for audience matching.

The social media platform may attempt to match the email address with an account held by one of its users.

Where a match is found, we may use a Custom Audience to show you advertising relating to the same property, development or campaign that you have been selected to receive by email.

This allows us to give relevant property information another opportunity to reach you through social media if, for example, you do not see or engage with the corresponding email.

We may also use audience matching to create Lookalike or similar audiences. These enable social media platforms to identify other users who may have similar characteristics or interests and who may also be interested in new homes.

New Homes Place controls the selection of the audience and the advertising activity. We do not provide our customer database to housebuilders or advertisers for them to independently use for their own social media marketing.

We do not receive access to your social media account, password or private social media information through the audience-matching process.

We use social media audience matching only where we have an appropriate lawful basis for doing so.

You have the right to object at any time to your personal information being used for direct marketing, including social media audience matching.

If you would prefer us not to use your information for social media audience matching, please contact us at newhomes@newhomes.place. We will record your preference so that your information is excluded from future audience uploads.

Our lawful basis for using your personal information

We process personal information only where we have a lawful basis for doing so.

Depending on the circumstances, our lawful basis may include:

Consent

Where you have actively agreed that we may use your information for a particular purpose, we may rely on your consent.

Where we rely on consent, you can withdraw your consent at any time.

Legitimate interests

We may rely on our legitimate interests where the use of your information is necessary and proportionate for our business purposes and where those interests are not overridden by your rights and interests.

Our legitimate interests may include:

Where we rely on legitimate interests for direct marketing or social media audience matching, we consider whether the processing is necessary and proportionate, the impact on your privacy and whether you would reasonably expect your information to be used in this way.

You always have the right to object to your personal information being used for direct marketing.

Sharing your information with housebuilders

If you make an enquiry about a particular property or development and ask to be contacted, we may provide your details to the relevant housebuilder or service provider so they can respond to your enquiry.

Once your information has been provided to that organisation, they may become a separate Data Controller and their use of your information will be governed by their own privacy policy.

We do not sell our customer database.

We do not provide our customer email database to housebuilders for them to independently use for their own marketing unless you have specifically requested or agreed to the sharing of your information.

Service providers

We use selected third-party service providers to help us operate our business and provide our services.

These may include providers of:

Where another organisation processes personal information on our behalf, we take appropriate steps to ensure that your information is handled securely and in accordance with applicable data protection requirements.

Where personal information is transferred internationally, we take appropriate steps to ensure that the transfer is made in accordance with applicable UK data protection law and that appropriate safeguards are in place where required.

You can contact us if you would like further information about the safeguards used for international transfers of your personal information.

Cookies and online advertising

We use cookies and similar technologies to help our website operate, understand how people use our website and measure the effectiveness of our services and marketing.

Where you have provided the appropriate permissions, we may also use cookies and similar technologies provided by third parties, including social media and advertising platforms such as Meta.

These technologies may help us understand the effectiveness of our advertising and identify audiences who may be interested in New Homes Place and the properties advertised through our services.

Further information about the cookies and similar technologies we use and how you can manage your preferences can be found in our Cookie Policy.

Children and age requirements

New Homes Place services are intended for individuals aged 18 or over.

You must be aged 18 or over to register with New Homes Place or submit your details to receive property information and marketing communications.

We do not knowingly collect personal information from children under the age of 18 for marketing purposes.

If we become aware that personal information has been provided by someone under the age of 18, we will take appropriate steps to remove that information from our marketing database.

How long we keep your information

We only retain personal information for as long as reasonably necessary for the purposes for which it was collected and in accordance with our legal and regulatory obligations.

We regularly review the personal information held within our marketing database and remove or anonymise information which is no longer required or where it is no longer appropriate to retain it for the purposes described in this Privacy Policy.

Where you unsubscribe or object to direct marketing, we may retain limited information on a suppression list. This enables us to ensure that your marketing preferences and objection continue to be respected.

Keeping your information secure

We take appropriate technical and organisational measures to protect personal information against unauthorised access, loss, misuse, alteration or disclosure.

We use security measures and processes designed to safeguard the information held within our systems and those of the service providers we use.

Although no method of transmitting information over the internet can be guaranteed to be completely secure, we take reasonable steps to protect the personal information provided to us.

Personal data breaches

If a personal data breach occurs, we will investigate it and take appropriate steps to minimise any potential impact.

Where required by data protection law, we will notify the Information Commissioner's Office and any affected individuals.

Your data protection rights

Depending upon the circumstances and the lawful basis we rely upon, you may have the right to:

Your right to object to direct marketing

You have the right to object at any time to your personal information being used for direct marketing.

This includes the use of your personal information for social media audience matching for direct marketing purposes.

If you object to direct marketing, we will stop using your personal information for that purpose.

You can contact us at newhomes@newhomes.place.

You can also unsubscribe from our marketing emails using the unsubscribe link contained within every marketing email we send.

Data protection complaints

If you have any concerns or wish to make a complaint about how New Homes Place has collected, used or handled your personal information, please contact us in the first instance at newhomes@newhomes.place.

We will investigate your complaint and respond in accordance with our obligations under data protection law.

You also have the right to make a complaint to the Information Commissioner's Office (ICO), the UK's independent regulator for data protection.
