The History of Cruden Homes

Cruden Homes is the housebuilding division of The Cruden Group — one of Scotland’s largest and most respected independent construction and development companies. Founded in 1943, Cruden Homes initially focused on building private properties to support post-war recovery. By the 1960s and 70s, the group expanded to creating large-scale housing developments for councils and local governments. Since its inception, Cruden Homes has built or modernised over 130,000 properties across Scotland.

Today, Cruden Homes continues to build around 250 private homes annually. But the Cruden Group’s expertise doesn’t stop there — they also operate across commercial, leisure, retail, education, and health sectors. With a dedicated construction arm, Cruden Building, employing over 500 skilled workers, and Cruden Investments managing commercial property ventures, the group maintains a diverse portfolio ensuring long-term success and growth.

A Multi-Award Winning Housebuilder

Cruden Homes’ commitment to quality has been recognised with numerous awards. Their Meadowside development won Large Housing Development of the Year at the Scottish Home Awards 2019. Bonnington Mill followed with Apartment Development of the Year in 2021, while Longniddry Village claimed Development of the Year at both The Herald Property Awards and The Homes for Scotland Awards in 2023.

Most recently, Cruden Homes celebrated a double victory at the Homes for Scotland Awards 2025 — marking the 25th anniversary of these prestigious awards recognising housebuilding excellence. They won Private Development of the Year – Medium for their luxury retirement community, The Avenue at Barnton, and received a Commendation Award for Affordable Development of the Year – Small for St Cuthbert’s in Bonnyrigg, a 20-flat social rent development created in partnership with Midlothian Council.

A Diverse Architectural Portfolio

What sets Cruden Homes apart is their diverse architectural style and innovative construction techniques. Every project is unique — Cruden’s ethos is that “no two developments will ever be the same.” Drawing inspiration from a broad palette of materials, floorplans, layouts, and colours, they build homes, flats, and apartments that truly feel like home. Their developments are so popular that new builds often sell out quickly.
