Registrations for new homes increased July - September

Despite the difficult economic conditions over the last few months, the registration of new homes between July and September were some of the highest since 2007. However, the NHBC warn of a ‘slowdown ahead’. We look at the figures, including where new home registrations are the highest. Find out more…

The growth in the number of new home registrations

According to new data from NHBC, a total of 44,729 homes were registered to be built in the UK for Q3 (July to September 2022). This ranks as the highest number of registrations during this period since 2007. Looking at private sale homes specifically, they increased 26% compared to the same time in 2021, to 32,702 registrations.

Despite the positivity around these figures, the NHBC predicts new-build home sales will ease while recession uncertainty remains. With the increased mortgage rates, the higher cost of living, and consumer confidence falling, a slowdown is forecasted in the industry.

All types of properties are increasing

For now, there have been increases in new registrations for all types of property. Last year, new registrations for detached homes far surpassed those of apartments. This was largely down to the ‘work from home’ trend which came off the back of lockdowns and employee safety during the pandemic. This year, and with people returning back to the office, even if not on a full time basis, apartment demand has returned. As such, the number of apartment registrations increased by 114% compared to Q3 in 2021, to 9,006. And most of these new registrations for flats (45%) were in London. Detached homes are still popular and new registrations for detached properties increased by 25% to 15,729.

At the same times as new registrations increasing, new home completions also grew in Q3. The NHBC state that despite some continuing supply chain disruptions, new home completions increased 9% to 34,977.

Which areas are the most popular for new home registrations?

Out of the 12 regions in the UK, 10 of them saw year-on-year growth in new registrations in Q3. The areas where the increases were the most significant include London, the West Midlands, Scotland, and Wales.
