New Homes to Work from Home in

What are the best new homes to work from home in? Covid-19 has changed the way many people work, with a large number being asked by employers to stay at home to do so. Since March, most non-essential workers, those who would usually work from an office, have been working from home. So, what do new build homes have to offer remote workers?

It’s all about the space
The amount of space a home has to offer has always been an important factor when choosing where to live. And now there is home working to consider. Gone are the days of eight to nine hours spent in the office for five days a week. Those office-based businesses who are able to keep their staff working remotely, aren’t in a hurry to get the office back up and running at full capacity. So, if working from home is set to become more mainstream or definite, we need to think where in the home a small office can be set up. For that, you need space. And within that space, as well as being able to access power and good lighting, you need to be able to position a desk and chair, you also need quiet for any conference or video calls, and warmth (especially in Winter).

Aim to separate work and play
Ideally, for homeworking, you want to choose an area of the home which is away from the daily distractions of everyday home life. It sounds obvious, but when you are buying a new home, try and consider where that will be. Can it be the spare bedroom? Many new homes have two double bedrooms and a third smaller bedroom which would make an ideal office. If the kitchen and dining area is open plan, and there is enough space to tuck a desk out the way in the dining area, then this can also be a good place.

Developers thinking home office
As the homeworking tide continues and buyers demand more space to live and work, many developers are starting to look at ways of accommodating office space within their developments. One developer who has always done this and offers downstairs study space across most of their properties, is David Wilson Homes. Another option is Anwyl Homes, whose properties often feature a separate lounge, which can easily accommodate a quiet study area. And back in November, Redrow Homes confirmed they will start offering solutions for home offices in some of their new-build homes for the first time. There will likely be many more new properties following this trend over the course of the next year or two.

Why new homes are good for homeworking
Unlike older homes, new homes offer many benefits for those whose home needs to also accommodate their office. For starters, high-speed internet is something which developers put high on the priority list. For those buying a new home, there ought to be no need to upgrade or strengthen broadband signals. Likewise, the availability of power in the home will be far better than those properties which haven’t had any electrical upgrades. Understanding the needs of modern living, developers ensure there are enough power sockets across rooms, which makes it easier to plan for homeworking space. And when you buy new, you are buying that neutral canvas which you can go on to make yours. It is far easier to add in a small home office, without the need for extensive redecoration or renovation.
