Prices vary by region

It’s nothing new to say house prices vary depending on the region of the country they are in. Even the government’s latest version of Help to Buy acknowledges the staggering gap in price between properties across different areas of the country. The new Help to Buy has price caps, split by different regions. While there’s still an element of a North South divide, regions such as the North West have seen a significant increase in house prices in recent months, including new homes.

A budget of £200,000 and under

Younger buyers might be stretched to a budget at the lower end of the scale, but there are opportunities available depending on where you choose to settle. To get the most for your money, it’s probably not a surprise to learn the further north in England you go, the more you’ll get. Take for example the Sutherland Court development in Barrow-in-Furness near Cumbria from Gleeson Homes, where you can get a two-bedroom semi-detached home from £126,995.
There’s a great choice of homes on offer for first-time buyers as you head south and east to the area of Bury, near Ramsey in Huntingdon. Here, the Cromwell Fields development from Larkfleet Homes has a selection of one-bedroom homes available for under £100,000.
Around the Swindon region, and a two double-bedroom apartment can be purchased from £195,000 with Help to Buy available too, from David Wilson Homes. The Canalside at Wichelstowe development is just off the Wiltshire and Berkshire canal and will appeal to younger buyers.

What you can get for £250,000

These days, £250,000 doesn’t stretch all that far when buying property. In the last year, in England, average house prices increased by 8.7% to well over that amount, to £268,000. But here’s an idea of what you can get for £250,000.
In the middle of the country and the Alsager region of Stoke-on-Trent, you can get a three-bedroom semi-detached house with a few pence to spare, – take a look at the Emberton Grange development from Barratt Homes. Meanwhile, head South to the Sussex countryside and the charming village of Pulborough where for a little over £250,000 you can get a 2-bedroom apartment on the Brookfields development from Latimer Homes. Travel further North and for a few thousand pounds over £250,000, you can get a four-bedroom detached home in the village of Hazlerigg, 5 miles north of Newcastle city centre. The Oakwood Grange development comes via Miller Homes and features a selection of four and five-bedroom properties at reasonable prices.

Will £300,00 stretch far?

Yes, it can, depending on the area of the country you choose to live in. The North West has seen the biggest increase in house prices and is a region growing in popularity with buyers. For under £300,000 you can get a four-bedroom detached house with Anwyl Homes in Ellesmere Port in Cheshire. The Oaks at Rossbank development is one popular with families and first time buyers alike and is commutable to the cities of Manchester and Liverpool.
The Brewers Meadow development in the West Midlands from Lioncourt Homes has a couple of four-bedroom semi-detached homes on offer, for a few thousand pounds over £300,000. There are discounts to be had for key workers, too.
If you’re looking at London, then a one-bedroom apartment is available for a little over £300,000 with Help to Buy London also available. The apartment which is located in Batik Court within the New Mill Quarter development is located in south-west London and comes via Barratt Homes.

A bigger budget of £400,000 and over

Of course, as budgets increase, there are more options available when it comes to new homes. You are also more likely to find homes closer to more desirable places to live, for example by the sea, or closer to cities for an easier commute. You’ll also find new-build homes featuring high specifications and integrated appliances. For example, take a look at this fabulous four-bedroom family home on the Boughton Park development in Boughton Monchelsea close to Maidstone in Kent, from Fernham Homes. The property, which is also available with Help to Buy comes with a fully integrated kitchen complete with Bosch appliances.
Cambridge is a region of the country where a lot of new homes are in development, including the new town of Northstowe which is only ten miles from Cambridge and offers excellent commuter links. David Wilson Homes have a selection of four-bedroom homes on the Northstowe development from £414,995 and over, depending on the layout and size of the property.
We’ve gone North to Castle Donington and on the doorstep of the Derbyshire countryside where you can find a sensational five-bedroom family home complete with two en-suites from £494,000, from Miller Homes.
