Help to Buy Wales Scheme Extended to March 2027

Good news for home buyers in Wales – the Help to Buy Wales scheme has been extended by another six months!

More Opportunity for Households

The Help to Buy Wales scheme had been due to finish at the end of September 2026. However, the Welsh Government has shared the welcome news that the scheme will now continue until 31 March 2027.

With the scheme continuing, it’s estimated that up to 400 more households will get the opportunity to buy a new-build home with a smaller deposit. The success of the scheme has proved vital for many people, especially first-time buyers, who continue to face significant barriers to home ownership in today’s difficult property market.

How the Scheme Has Helped

The Help to Buy Wales shared equity loan scheme has been running for over ten years. In that time, it has supported the purchase of approximately 15,000 new homes, helping around 11,000 first-time buyer households onto the housing ladder.

At the same time, the scheme has helped the Welsh Government generate a return of over £40 million.

And it’s not just households and the government who benefit from the scheme. Housebuilders also benefit. By removing some of the affordability constraints from buyers, homes can sell more quickly, allowing construction to continue with greater confidence.

Conditions are still incredibly challenging for housebuilders, so schemes such as this one really do help.

A Reminder of How Help to Buy Wales Works

With the Help to Buy Wales shared equity loan scheme, buyers need to provide a 5% deposit. The scheme then provides an equity mortgage of up to 20% of the purchase price. Buyers need to take out a repayment mortgage for the remainder of the property price.

There are eligibility criteria to meet, including:

• You must be buying an eligible home – a new-build property with a maximum price of £300,000 from a builder registered with the Help to Buy Wales scheme.
• The home you are buying must have a minimum EPC rating of B.
• You must be able to fund at least 80% of the property price through a combination of a repayment mortgage and a minimum deposit of 5% of the purchase price.
• You must take out a first-charge repayment mortgage with a qualifying lender.
• The property you are buying must be your primary residence. You must not be renting your existing home and buying a second home through the scheme.
• You must not sub-let any part of the house you are buying through the scheme.
