Essex sees huge property price growth
Looking at the country as a whole, statistics show that Essex has experienced some of the largest property price rises on average, in recent years. Recent data from Rightmove dug a little deeper to show those regions of Essex where house prices have rocketed in the last five years. And, it might surprise you to know that Basildon tops the list!

More on the figures
The figures from Rightmove name ten regions across Essex where the average asking prices from 2014 to 2019 have increased between 28 and 36%. Basildon tops the list with the biggest increase at 36.45%. If you were looking to buy a home in Basildon in 2014, the average asking price was around £204,000. Fast forward five years and average asking prices in the region are now more than £279,000. Coming in second on the list is the town of Rayleigh (situated between Chelmsford and Southend-on-Sea) with an increase of 32.77%, while Clacton-on-Sea is third on the list with an increase of 32.69%. There’s been a lot of development across the Tindring district and in Clacton itself, while five years ago you’d be looking at an average of over £184,000 for a property, today’s asking prices are more than £245,000.

Top of the list – Basildon
It’s a town that doesn’t receive a lot of good press, hence it might be a surprise to many that Basildon tops the poll for the area that’s seen the biggest increase in house prices. It’s had a poor reputation over the years, notably for its high crime rates and struggling high street. The town which is only seventy years old and was created after the second World War to create new homes for Londoners,
misses what more ‘historic’ towns or areas may have. Think picturesque streets and quaint architecture; Basildon lacks all this. But it’s creating a new history for itself and when it comes to a blend between urban and green space, Basildon has some of the largest areas of parks and open spaces for all to enjoy. It’s just over half an hour away on the train to London and is seeing significant regeneration work to combat some of its more ‘problem’ areas. All in all, it’s a more cost-effective alternative to buying a property in London, and it’s by far one of the most up and coming areas of Essex.

Where can you buy new in Basildon?
The Avenues is the latest phase of new homes being completed on the highly successful and sought-after Westley Green development from Redrow. And for golfers, Basildon golf course is literally up the road from the development, with a couple of other courses being a quick drive away.
