This month we turn our attention to the East side of the country and focus on Lincolnshire from a new homes perspective. The region, especially North Lincolnshire has reported significant house price increases of late – we share more about these and explore the new home availability in the area.
Higher than average house price increases
We’re living in a time when demand for new homes has never been so great. The pandemic too has shaped buying preferences with more larger homes in demand, in more rural areas compared to inner city apartments and flats. First-time buyers are even cutting out the smaller ‘stepping stone’ property purchase to buy a home which will last them significantly longer. And when it comes to desirable locations to buy, Lincolnshire with its stunning landscape and never-ending horizons is proving popular.
In fact, recent figures show that the average sale price of property in North East Lincolnshire has increased by approximately £13,000. And new-build homes in North Lincolnshire now cost around 10% more than they did a year ago, outperforming the 1.8% average rise across the country. Figures show that first-time buyers spent an average £122,000 on property in the area, which is approximately £11,000 more than the year before.
Why North Lincolnshire?
So, what’s the catch with North Lincolnshire? Why is it proving to be so popular? Firstly, the area has always had some of the lowest house prices in the country. So, even though prices are increasing in the region, they are still much more affordable compared to other areas of the country.
In the last couple of years, the region has come up top in rankings for the best places to live, especially for families. You can live in a picturesque rural setting yet be close to the stunning North East Lincolnshire coastline with its golden sandy beaches and traditional seaside resorts. Then, there’s the beautiful countryside and areas of outstanding natural beauty like The Wolds to enjoy.
You’re also close enough to enjoy some city visits with Hull and Lincoln being not too far away.
Lincolnshire is also renowned for its high standard of education with a mix of schools performing above the national average.
