It’s a fact that since the pandemic and the ensuing lockdown, people’s property buying needs have changed. Those with young or larger families especially, are looking for new homes in quieter, rural locations with more space around them. A place where they can properly appreciate and live life.


Is this trend really happening?
Yes, it is! Since the property market returned at the end of May, there have been headlines across the national press, and from leading national estate agents about this. More recently, the BBC showcased a couple on their Countryfile series, who had moved from London out to the country, following the lockdown. And local estate agents across the country will all agree they’ve all seen greater demand for properties away from the city. In fact, by June of this year most estate agents were dealing with an increase in enquiries for 3 and 4-bedroom homes.

What are buyers looking for?
The lockdown, and Covid-19 itself have either forced or given people the chance to review their lives. To put things into perspective. That, and the fact many livelihoods have changed with either a growing number of professionals working from home on a more permanent basis, instead of commuting daily. On the flip side, some may have experienced a drop in income through being furloughed, or worse still, left without a job. Where before Covid-19 the priority was very much on the place of work and how to get there. Now, those who are able to, are instead focusing on quality of life and family time. And with that comes two needs: land and space. Affordability is another important factor, too. Especially as we face an uncertain time economically.

Where are people buying?
Rural locations, and even properties located close to the coast are proving popular. Across the country there’s a common pattern emerging. People are choosing to move out from smaller city centre homes to something larger, further away from the centre. In some cases, the moves are quite radical, to get that perfect home offering as much outdoor space as in.
As the way we live is being re-evaluated, so are the homes we want to live in. For example, having home office space is now needed. Or, a garden so the children can get out and play safely. We want rooms where we can exercise, and where children can play. And in a lot of cases, the move away from the city centre has its positives financially. You can get a lot more for your money if you’re prepared to move further afield.
